Water-Based Polyurethane — The Modern Wood Floor Standard

Fast-drying, low-VOC, non-yellowing polyurethane — the dominant finish in modern residential installs.

The composition

Water-based polyurethane uses polyurethane dispersion (PUD) technology — microscopic polymer particles suspended in water with co-solvents. As the water evaporates, the particles coalesce into a continuous film, then cross-link into a hard finish.

Typical composition:

  • Water (carrier)
  • Polyurethane dispersion (resin)
  • Co-solvents (small amount of glycol ethers for film formation)
  • Additives (flatting agents for sheen control, defoamers, leveling agents)

VOC content: typically under 275 g/L for commercial-grade, well under 100 g/L for ultra-low-VOC products.

Application characteristics

  • Dry time between coats: 2–4 hours at 70°F, 50% RH
  • Walk-on time: 4–6 hours after last coat
  • Full cure: 14–21 days
  • Color: crystal clear; shows wood’s natural color exactly
  • Odor: mild during application, dissipates in hours
  • Coats needed: 2–3 for full refinish, 1 for recoat

Brand recommendations

The water-based polyurethane category has converged on a handful of leaders:

  • Bona Traffic HD — commercial-grade, widely considered the best residential floor finish available. Extremely durable.
  • Bona Traffic — one tier below HD, still excellent for most residential applications.
  • Loba Invisible / 2K Supra — German-made, premium, high durability.
  • Basic Coatings Street Shoe — commercial-grade, popular with contractors.
  • Poloplaz Primero — strong mid-tier option.

For the Clean ReCoat Process™, we use commercial-grade water-based polyurethane products selected for their dust-free compatibility, adhesion over existing finishes, and ultra-low-VOC formulations.

Why the industry moved to water-based

  • Federal and state VOC regulations pushed manufacturers to develop low-VOC formulations.
  • Occupied-home refinishing became more common — demanding lower odor and faster dry times.
  • Family health concerns (asthma, pet sensitivity, pregnancy) drove demand for low-VOC products.
  • New formulation chemistry closed the durability gap with oil-based.
  • Color stability (no yellowing) is preferred for modern minimalist and contemporary design aesthetics.

Within the next decade, oil-based polyurethane will likely be a specialty product only, used when the amber warmth is specifically desired.

Frequently Asked Questions

Is water-based less durable than oil-based?

Not anymore. Commercial-grade water-based polyurethane like Bona Traffic HD regularly outperforms traditional oil-based on abrasion resistance and chemical resistance. Older homeowners sometimes remember early-1990s water-based products that WERE weaker, but the formulations have improved dramatically over 30 years.

Does water-based polyurethane yellow over time?

No — that’s one of its main advantages over oil-based. Water-based stays crystal clear for decades, preserving the exact wood color you saw on day one. Oil-based yellows noticeably within 5–10 years.

Why do some people still prefer oil-based?

Two reasons. First, the amber tone that oil-based develops over time warms oak and cherry floors in a way some homeowners cherish — a look water-based can’t produce. Second, older refinishers sometimes default to what they’ve always used. For new installations without a specific amber-warmth preference, water-based is almost always the right choice.
